William Dean Properties is a middle-class-funded real estate private equity firm that seeks to invest in properties where it can add substantial value to the properties it acquires through the apparently novel concept of old fashioned hard work.

ABOUT US

William Dean Properties was founded in 2020 by two childhood friends with very different but complimentary backgrounds. Benjamin Davis and Andrew Polacek saw the opportunity to build a professionalized real estate improvement and optimization fund focused on the Midwest in key States that are poised for growth. This fund’s operations would be 100% vertically integrated to ensure a high degree of quality in the real estate improvement endeavor. William Dean borrowed from the sophistication of a private equity fund, normally reserved for the priviledged and elite, and combined it with the craftmanship and knowhow of decades of construction and remodeling knowledge. What resulted is a company focused on delivering profits by adding true value. By serving not only our investors, but those who buy and utilize our properties.

IDEAL TARGETS

Properties located in St. Louis, Missouri, Springfield, Missouri or cities along the I44 cooridor inbetween these two cities.
Reasonably priced single family homes that have the opportunity to add value through improvement and remodeling efforts.
Repairs primarily cosmetic in nature. Open to minor to medium construction improvement requirements.
Stabalized or improving neighborhood. Especially interested in homes with odd additional rooms, large lots, and close proximity to parks, schools, and core shopping districts.
